Increased concerns about Europe helped mortgage rates improve this week, although the impact of the recently passed extension to the payroll tax reduction is beginning to push up mortgage rates for certain loans (discussed below).

The news from Europe was mostly negative this week. Economic growth in Germany was slower than expected. Negotiations on restructuring Greek debt did not progress as planned, increasing the risk of default. S&P is downgrading the debt of several European countries, including France. Distressed Properties - always a good deal?

All across the country buyers are attempting to "snatch" up foreclosures, short sales and REO properties as if these property types were going away.

What's most interesting is many who are new to these types of properties don't really understand what they may be getting into.

Example Foreclosure - Many foreclosures are due to the owner not being able to make their mortgage payments so the bank repossess the home and offers to allow a real estate agent to sell it for them.

Short Sale Suffering? No need...

This year the buzz across the real estate internet is and remains all about Short Sales, and what great deals they are for sellers who are under water on their mortgages.  If you are not familiar with the process of how a Short Sale works, however, this Great Deal could become your Selling Nightmare.

A short sale occurs when a seller owes more for a home than the current market will allow it to be sold at, and the seller is unable (for whatever reason) to continue to make the payments.  The Seller is asking the bank to accept whatever He/She can sell the home for, and forgive the remainder of the debt so as not to adversely affect His/Her credit.

Summer is winding down across the Country and tempatures are cooling off for most folks.

The Panama City Real Estate market summary has been posted and the results are a bit more conforting than last month...

Total Condo sales improved slightly over July while prices increased slightly. Hopefully, this trend will continue through the end of the year.  We have seen the bottom of the market just past us.

Home sales followed the condo trend, which could very well signify the market is moving upwards again.

The Panama City Real Estate market summaryhas been posted and the results are less than conforting...

Total Condo sales took quite a beating in July even though prices dipped slightly. Hopefully, the decrease in the mortgage rate will help remedy this in August.

Home sales however, only dipped slightly thanks to prices falling significantly.
