Nearly half the homes sold in March  48.2 percent  were purchased by first-time buyers, according to a survey of more than 1,500 real estate practitioners by Campbell/Inside Mortgage Finance.&quot;Many observers had felt that the pool of first time home buyers had been depleted last fall,&quot; Thomas Popik, research director for Campbell Surveys, said in a statement. &quot;Instead, the normal spring-summer buying season is combining with the tax credit to produce blow-out results for first-time home buyers.&quot;Panama City Commercial Real Estate Market Is Looking Up

Despite the rising number of defaults, the commercial real estate market is improving.Prices are up. Commercial real estate values have risen 6 percent in recent months, according to Real Capital Analytics.Nearly $14 billion in loans were modified in the last six months.Investors also have been aggressively buying commercial mortgage-backed securities (CMBS). Research firm Trepp predicts that $25 billion in CMBS will be issued in 2010.

While the numbers are not what they were last month, there is significant stabilization in the Panama City Real Estate market for July.

Condo sales were down slightly last month yet Single family home sales were up.

While condo prices dropped slightly, single family home prices remained relatively steady.

How This Affects Panama City Home and Condos Sellers...

Panama City Beach Condo sellers who do not have to sell, will have a shorter wait time before placing their condos on the market.&nbsp; We are still a few months away from condo prices increasing but we may see slight increases as we move into the next season.

The local Residential Panama City Florida Real Estate Market statistics and summaries for June, 2009 are now available for your convenience.

For the most part, the market continues to hold steady with slight increases and decreases in expected areas:


An increase in expired listings shows agents continue to take overpriced listings that will not sell in today's market.&nbsp; Sellers must be educated when pricing their homes for sale.&nbsp; It remains a buyers market and homes must be priced accordingly. 

Condo sales decreased slightly in part due to short sales and foreclosures as well as low appraisal values.&nbsp; The time-to-close factor plays a significant role in actual sales.&nbsp; In addition, smartly market priced condos continue to sell well. 

Single family home sales continue to increase also due to the short sale and foreclosure market. 

While the average single family home price decreased slightly.
