The Panama City Foreclosure Market

Foreclosures in the Panama City area are some of the most sought after properties in todays market.

While there are many exceptional foreclosure properties, that have come on the market as a result of the subprime lending in the past several years, some are barely lived in.

Navigating through the foreclosure inventory to find properties which demonstrate exceptional value is not always as easy as looking at the price for a home and viewing the photos as they appear online.

Recomendations on Buying Foreclosuress

Foreclosures often represent a unique value that other comparable properties may not. However, the process for purchasing a foreclosure is not the same as purchasing a resale home from a homeowner.

Foreclosures properties are typically sold "as is", however there may be negotiable items to protect your interest.

It is imperative if you are interested in purchasing a foreclosure, that you not begin looking at properties until you have been preapproved with a lender. In today's market, it is a requirement to submit your proof of funds or a prequalification letter with your offer.

Some foreclosure properties require a prequalification with the preferred lender. This doesn't necessarily mean you have to use the lender, but, they want to ensure you are a truely qualified buyer.

It's also quite common in today's market to find that there are already several offers on a home after you have placed an offer on a foreclosure.

Choosing professional representation can save you time, money and the headache often associated with the foreclosure process which can not only be very long but also drawn out as lenders are inundated with inventory.

Foreclosures are Real Estate Owned (REO) Properties

Foreclosures are not to be confused with what is known as a "short sale". Foreclosures are properties that have been taken back and owned by the lender and are ready for sale.
