Panama City Beach Real EstateWell it certainly seems like it’s condos-r-us around here lately!

Many of my visitors have commented positively on the new features of my Condo page. From the emails, phone calls, inquiries and looks of things I’ll consider the new layout a success!

Now, let’s get down to business…

Here are some questions many of you are asking in regards to condos:

Are condos a good investment?’ - They can be. Depending on your use and investment strategy Condos can be a very good investment. When you find one that meets your needs for a get away vacation or second home, statisfies your investment strategy and is priced right… then yes, a condo can be a good investment!

Will it appreciate?’ - Wait a sec, let me check my crystal ball… Um, the answer is (drum roll please)… I can not fore tell the future. If I could, I’d be independently weathly, heavily invested in the stock market and on the Television talk show circuit. The answer then is… possibly. You have to remember when you purchase any type of investment, there is risk. The key to investing is finding purchases that meet your criteria and being able to minimize the risk! You minimize the risk by educating yourself and learning as much as you can about a given investment. When we’re talking about Panama City Real Estate, that’s why you ask me and use my services :)

Can I offer below the asking price?’ - Absolutely. Will you get the condo? That depends on the sellers need to sell, the price and how low you are offering. If the condo is priced correctly there is slim chance of you getting it much below the asking price. When this is the situation, if you really want the condo, put in your best offer first!

If a unit is priced above market value, you may have a better chance of getting the unit at a reduced priced if: there are no other offers for the sellers, the sellers realize it is over current market value or the sellers are desparate for a sale. All these criteria are possible, but getting more and more scarce as time goes by.

‘How can I tell if a condo is priced correctly?’ - Ah, now that is where I come in. I will run a competitive market analysis on every investment on which you care to make an offer before you make the offer! Together, we will decide if the property you are interested in is the right one for you at this moment.

I hope this helps answer some of the questions many of you have regarding condo sales.

Remember, in todays market, when a good sale becomes available and it fits your needs and investment strategy, the longer you wait the less likely it will be for you to obtain that good sale!
