    Nice Condo. Nice building. I checked MLS and the same condo in the same building is asking $495,000.

    Thanks for commenting. You may want to check that again. The one you say is for $495k is a 1 bedroom not a 2 bedroom.

    Thanks for the comment, you’re always welcome to ask questions and post informative information for visitors.

    These units vary greatly in price. Many of the pre-sale units are a bit overpriced, but that can not be helped.

    Currently the asking prices for these are between $745k - $400k depending on amenities, number of bedrooms, upgrades and other factors.

    Grand Panama has recently stopped construction on the newer areas and are offering the owners in tower 2 several incentives.

    Jennifer,

    No I am not a real estate agent. Like I said nice building, nice condo and there is a condo for sale, same square footage for $100,000 less. I want to make sure people shop around and get the best price. I am sure you would agree a buyer needs to do research and shop around and make sure they get the best value.

    I agree, buyers must be well informed prior to making purchase decisions.

    Square footage is not the only indication of price. As I said, the unit being offered for a lower price is a 1 bedroom, not a 2 bedroom.

    Additional bedrooms are often priced higher regardless of square footage.

    Thanks for your inquiry, which by the way is timed perfectly!

    I’m actually meeting with the on-site rental company later today and I’ll have their current rental program details which I’ll post here in response to your inquiry.

    To address your inquiry in the mean time: Rental pricing on units such as this vary from season to season and often day to day (weekend rates, daily rates etc).

    In addition, units such as this due to location can not only be rented as short-term vacation units, but long term residences as well.

    A unit such as this may typically be rented 6 months out of the year for short term usage sometimes more.

    Other factors that influence the rental history may include which rental agency is used (on-site program or off-site, owner managed rental program), or if the owner utilizes the unit for personal or business use.

    This particular unit is managed by the on-site rental program.
